The cost per square metre of real estate in big cities is steadily increasing. But what about those who don’t have a large family but would like to live in the city centre? There is a lot of housing stock, which is not always comfortable from a modern point of view.

This project is an attempt to find a compromise in a flat with an area of only… 16+6=22 square metres! The flat is located in an old building built in 1898 with high ceilings of 4.2 metres. You have to take into account every centimetre of similar area. This peculiarity allowed to arrange a mezzanine floor for a cosy sleeping area. But the flat found room not only for a decent wardrobe, but even for a washing machine.
The project has one drawback. The owner categorically refused to install a pre-designed railing at the stairs, which are obligatory from the point of view of safety. This is wrong, of course, but when he changes his mind, the handrail can be fixed to the wall.
